What is Surveying ??

Our primary expertise is in the Los Angeles County region.    However ...  we are familiar with Ventura, Orange, San Diego, San Bernardino, Kern, Riverside and Santa Barbara Counties

Below are descriptions of various types of surveys with examples and photos (when available)


ALTA Survey

ALTA / Acsm Survey or Extended Title Insurance Coverage Survey.  A survey made for supplying a Title Company and lender with survey and location data necessary to issue American Land Title Association Insurance.  It is a useful tool for buyers to determine their property lines, whether it has any encroachments, building outlines, easements, basic topography and improvements.


 
Architectural

Architectural Survey - very detailed survey for design purposes.  This survey will show every feature of a property - lot lines, street improvements, easements (per Title Report), topography, trees and other landscaping, location of visible utilities, walls, fences, elevations and encroachments.


Boundary
Boundary Survey - Locating and setting of corners and lot lines of a given parcel of land.  This involved taking field measurements, researching city records and making computations to establish boundary lines in conformance with the Professional Land Surveyors Act, utilizing deed legal descriptions.  Only after extensive compiling of all information are permanent markers and monuments put in place establishing the lot lines and corners.  Corner Records or Records of Survey will be submitted to the governing County as required and governed by the PLS Act.

 
Boundary's Record of Survey
Boundary - Record of Survey is a very comprehensive document that the Land Surveyor files after the completion of the survey or following the setting of survey monuments.  The laws and regulations governing land surveying in the state include specific requirements concerning when a Record of Survey should be file, format of map and to whom the map must be submitted too.  The map is submitted to the appropriate county of the property and reviewed by the county surveyor.  It will become a recorded document.

Coastal Development
Coast Line Development Survey - Architectural Survey with additional information required for Coastal Commission, various beachfront requirements of Coastal City and County.

 
Construction Staking
Construction Surveying - is the staking to establish the correct locations of structures, walls, etc for ultimate construction of the item in the improvement plans.  This is for the precise construction of new development structures for private and public agencies.

Corner Cuts - Dedication of a section of a corner piece of property as per City requirements including legal descriptions and exhibits.

Location Plan
Location Plan - Locate an improvement in conjunction with a property line

Lot Line Adjustment
Lot Line Adjustment - is an action which legally changes the common boundary lines of two or more adjoining properties without any change in the total number of parcels

 
 
Prevailing Setback - this survey locates the houses on a given street and gives their individual distances, as well as an overall average, to the street-side property lines.

 
Site Certificate
Site Certificate - combines the Boundary survey with the Architectural plans when building a new residence within an "association" or for new City regulations.

 
 
Site Plan for Demolition - Topography survey with minimal information due to structures planned demolition.  Information is generally needed in conjunction with a City requirement.

 
Subdivision - Multi lot
Subdivision - Subdivision of land through a tract map or parcel map.  If required Condominium Airspace Plans.

Topography
Topography - Locating contours, elevations, natural and man-made features of a parcel of land.  Usually prepared on undeveloped land emphasizing the physical characteristics of the land, such as slope, grade and contour, but may include property improvements as well.  Similar to Architectural with fewer details.

Aerial Topography is based on aerial photogrammetric mapping with precise ground topography control.
